Seniors and downsizing

Your next chapter. We'll help you get there.

Much of our work is with seniors and their families: moving from a house to a condo, from a house or condo into a retirement residence, or selling a parent's home as part of an estate. Deborah is a Seniors Real Estate Specialist (SRES), and together with our moving partner, Elder Care Transitions, we look after every step, from the first conversation to the day you are settled in. We are based in Thornhill and help families across Toronto and the GTA.

Three kinds of moves

Wherever you are headed, we have helped families get there.

  1. 01 · Downsizing

From a house to a condo

After decades in a family home, one-floor living with less to look after can be a welcome change. We help you sell the house, find a condo that suits the way you live now, and plan both closings so the dates line up.

  2. 02 · Retirement living

    Into a retirement residence

Moving from a house or a condo into a retirement residence usually means a set move-in date and a smaller space. We work back from that date: Elder Care Transitions plans what fits and handles the move, and we sell the home once you are settled. See how it works.

  3. 03 · Estates

    Selling an estate property

When a parent's home is part of an estate, we work with the executor and the family, coordinate the clear-out, prepare and sell the home, and keep everyone informed, including family who live out of town. More on estate sales.

We understand

Leaving a home that holds decades of memories is one of life's biggest decisions. The idea of sorting through everything and working out what comes next can feel completely overwhelming.

We have helped many families through exactly this move. Our job is not only to sell your home. It is to make sure every part of the process is handled with care, so you can focus on what matters: your next chapter.

  • You will never be rushed or pressured.
  • Every question is a good question, and we will take the time to answer it.
  • We have done this many times before, and we will do it right for you.

This is personal for us

When Deborah started in real estate, she was mentored by her mother-in-law, Helen Winer, a much-loved agent who spent decades serving clients across the GTA, many of them seniors making exactly this kind of move. The two worked together for about five years as the first Winer Team.

When Helen retired in her seventies, Deborah took over her book of business and her legacy. Many of the families we serve today were Helen's clients first. Serving seniors has been part of Deborah's work since her first day in real estate, and since 2021 her son Jamie has been beside her. Read our story.

What SRES means for you

The Seniors Real Estate Specialist (SRES) designation is awarded by the National Association of REALTORS® to agents with specialized training in the needs of clients over 50. For you, that means:

  • An understanding of the whole situation: the emotional, financial and practical sides of a later-life move, not only the transaction.
  • Knowledge of senior housing: condos, retirement communities and assisted living, with every option explained clearly.
  • Training for life transitions: estate considerations, the tax questions worth raising with your accountant, and coordinating the many professionals a move like this involves.
  • Patience: we move at your pace, and we listen before we advise.

How a move comes together

Every move is planned around you, but most follow these five steps. One team coordinates everything, so you never have to wonder who to call next.

  1. 01

    Plan and decide

A relaxed, no-pressure conversation at our office, at your home or wherever you are comfortable. We talk through your options and your timeline, and set a target move date.

  2. 02

    Declutter and sort

Elder Care Transitions visits to assess the home. Together you sort what comes with you, what goes to family, and what is sold, donated or disposed of, with an estate sale organized if needed.

  3. 03

    Prepare and pack

A floor plan is designed for your new home, so you know what fits before moving day. Everything coming with you is packed, and the move-in date is coordinated with your new residence.

  4. 04

    Move and settle in

Elder Care Transitions moves your belongings, places the furniture to the floor plan and unpacks everything. Pictures are hung and beds are made, so it feels like home from the first night.

  5. 05

    Prepare and sell the home

With you settled, we prepare the empty home for sale: touch-ups, staging, professional photography, then listing, marketing and negotiating the sale.

This is a typical timeline, not a fixed one. Every plan is built around your dates and your pace, and when you are buying a condo as well as selling, we plan both sides together.

Our moving partner: Elder Care Transitions

On these moves we partner with Elder Care Transitions, a Toronto-based move management company dedicated to seniors. They look after your belongings and the move itself; we look after your home. We work with them directly, so you have one point of contact.

  • Estate sales: items of value sold on your behalf, with donations, disposal and delivery to family arranged.
  • Floor plan design for your new residence.
  • A professional, fully insured moving team.
  • Unpacking and set-up: pictures hung, beds made, and your new place feeling like home.
  • A full clear-out, leaving the house clean and ready to list.

When you are ready, we introduce you to them ourselves.

While the move is handled, we look after your home

  • Preparation and staging: touch-ups, small repairs and professional staging. Through our staging partner and our own in-house inventory of decor and furniture, staging is complimentary for our listing clients. We cover the cost.
  • Photography and tours: professional photography, a walk-through video and a 3D virtual tour.
  • Marketing: the MLS® System and realtor.ca, the RE/MAX network, social media and postcards to homes nearby. The full list is on our marketing page.
  • Negotiation and closing: Deborah is a Certified Negotiations Expert (CNE), and we negotiate every term, not just the price, through to closing day.

Selling an estate property, with the family

Often the people we are helping are a parent's family: adult children, sometimes living out of town, handling the family home as part of an estate alongside the estate's executor. It is a lot to carry at a hard time, and we try to make the property side of it simple.

We work with the executor and the family together, so decisions are made by the right people and nobody is left out of the loop. Elder Care Transitions can sort the contents, arrange an estate sale, deliver keepsakes to family and clear the house. We then prepare the home, stage it at our cost, and market and sell it.

For family who are not nearby, we coordinate access to the house and the trades who need it, and keep you updated at every stage, so you are never left wondering what is happening.

We do not give legal or tax advice. Questions about probate, the estate's taxes or how the proceeds are distributed belong with the estate's lawyer and accountant, and we coordinate with them so the sale fits their timeline and gives them what they need.

What is your home actually worth?

Before you make any decisions, you deserve an honest answer based on real data. We look at recent comparable sales near you and the homes you would be competing with, adjust for your home's features and condition, take current market conditions into account, and give you a recommended price range with our reasoning.

We never inflate the number to win your business. The valuation is free, with no obligation. Request your pricing report.

What you can always expect

  • Always reachable: our direct numbers, and prompt replies.
  • No pressure, ever. Your timeline and your decisions.
  • Complete coordination: we work directly with Elder Care Transitions and the other professionals involved, so you have one point of contact.
  • Family welcome: sons, daughters and anyone you trust are welcome in every conversation.
  • Respect for your belongings, and for what they mean to you.
  • We genuinely care about getting this right for you.

We used Deborah Winer to sell our parents home recently & although we knew she was good, she ended up exceeding our expectations & we ended up selling the home much faster & for money than we thought! From beginning to end Deborah was totally hands on & always there to help guide us through whatever needed to be done & able to handle any situation that came our way & there were many. I’m not sure what we would have done without her but I do know that we would not have had the results that we had & I would highly recommend her to anyone looking for a good agent to buy or sell their home! Deborah & Jamie sold our parents house. They did an outstanding job to stage the house, meet potential buyers & close the sale. The property was sold within a few weeks and at a good value given the tough market.

I highly, highly recommend Deborah Winer! The task of putting a house up for sale for someone who has lived in it for 50 years is a huge undertaking with numerous details to tend to, and even greater challenges given the recent change in the real estate market. But Deb professionally and calmly handled all of this and we were thrilled with the result. Along the way, she was always available to answer questions, guide us when needed, and personally helped us with so many things (even recommending a great moving company!) it is impossible to list them all... but suffice it to say you can depend on Deb and she will never let you down. I also note that she treats everyone, buyers and sellers, with the utmost respect and honesty and this was very important for us. Thanks Deb!

We worked with Debra on both the buying of our condo and the selling of our house. She is extremely professional in all her dealings. She helped us understand in detail ever process and we were able to successfully get our offer to purchase accepted. When it came to selling the house she went into high gear. She helped us expedite the process by showing us what needed to be done in preparation for the open house. This resulted in selling our house in only two days on the market!!! She made herself available to us as needed and we really appreciated her attentiveness. She really looked out for our interests.

Deborah helped our family sell a home that needed a lot of updating in a difficult market. She helped with every step of the renovating process and was always there to help with an appointment, a pick-up, and an order. She recommended a great contractor and stager, she is also a photographer and able to take very professional shots of the property for the listing. She was extremely patient and explained every step of the process, and worked hard to get a fair deal. We would definitely recommend Deborah to anyone looking to buy or sell a home in Toronto.

Questions

Asked and answered.

Do we have to sell the house before moving into a retirement residence?

Not necessarily. In a typical plan you move first: Elder Care Transitions moves you into your new residence, then we prepare the empty home and sell it, so there are no showings while you are living there. Whether that suits you depends on your finances and the residence's move-in date, so we plan it with you and your family.

Can our family be involved?

Of course. Sons, daughters and anyone you trust are welcome in every conversation, in person or by phone. When family live out of town, we keep them updated at every step.

Who is Elder Care Transitions?

A Toronto-based move management company that specializes in senior moves: sorting, estate sales, donations, floor plans, packing, the move itself, unpacking and the final clear-out. We partner with them on these moves and introduce you when you are ready. You can learn more at ectransitions.com.

We are the executors of a parent's estate. Where do we start?

With a conversation. We will walk through the house with you, explain the options for the contents and the sale, and give you a free, no-obligation valuation. Legal and tax questions about the estate belong with the estate's lawyer and accountant; we coordinate with them rather than advise on them.

Do you only work with seniors in Thornhill?

No. This part of our work is not tied to any one neighbourhood. We are based in Thornhill and help seniors and their families across Toronto and the GTA.

Does it cost anything to talk to you?

No. The first consultation and the home valuation are free, with no obligation. We can meet at our office, at your home, or wherever you are most comfortable.
